How often should I have my wet areas inspected?
It depends on the property type. For homeowners, once a year is sufficient to catch problems at an early stage. For rental properties under a Property Manager Plan, our technician attends at every quarterly routine PM inspection — every 3 months. For aged care facilities, hotels, and motels under our Commercial Plan, inspections are scheduled every 6 months — twice a year — aligned with your internal maintenance cycles.
What happens if the inspection finds a problem?
We document the finding in the written report with a clear description and severity rating — Monitor, Address Soon, or Urgent. If a repair is recommended, we'll provide a quote at the same visit or shortly after — there's no obligation to proceed. For ongoing plans, issues identified at one visit are tracked at the next, so you can see whether something is stable or worsening.
Can the inspection report be used for real estate or insurance purposes?
Our written reports document the condition of wet areas at the time of inspection and provide useful supporting documentation for pre-purchase, pre-sale, landlord insurance claims, and property maintenance due diligence. Please note: our inspections are visual only. For flood testing or pressure testing to confirm concealed leaks, a qualified plumber may be required — this will be noted in the report where applicable.
Do you inspect areas other than the shower?
Yes — every inspection covers all wet areas of the property. Bathrooms and showers are the primary focus, but we also inspect kitchen benchtops (silicone joins, grout lines, and early ingress indicators from cooking and moisture around the sink and splashback) and laundry wet areas (silicone condition, grout, surfaces around appliances and trough).

The Commercial Plan is a twice-yearly inspection programme — every 6 months — for facilities with multiple wet areas to manage. Each visit covers every relevant wet area per room, suite, or unit, with a written report formatted for maintenance registers, compliance records, and insurance purposes. We schedule around your occupancy and operational requirements.

Each report includes a condition summary of all wet areas, specific findings per room for bathrooms, laundry, and kitchen, grout and silicone condition assessment, identified failure points with severity ratings, recommended actions, and the date of inspection.
